We build for builders. That’s the whole list.

Most agencies will take a home builder, a dentist, and a law firm in the same week and give all three the same website with different photos. We stopped doing that on purpose.

Sitework is a web studio for home builders and land developers. Not contractors in general, not commercial construction, just residential builders and the people developing the land they build on.

We narrowed to this on purpose, because it’s the work we kept getting hired for and the work we got good at. After enough builder and developer projects, patterns show up that a generalist agency never sees. A buyer shopping a $700,000 custom home does not behave like someone booking an oil change. They research for months. They compare communities before they compare builders. They look at a floor plan nine times before they ever fill out a form. And they do most of it on a phone, at night.

A website that understands that sells homes. A website that doesn’t is an expensive brochure, and there are a lot of expensive brochures in this industry.

The other thing we learned: the build is the easy part. The reason builder websites fail isn’t bad design at launch, it’s month fourteen, when the featured community is sold out, three plans are gone, and nobody has touched the site since the agency sent the final invoice. So we built the business around staying, not around launching.

How we work

Five things we hold to.

Less a mission statement than a list of arguments we’ve already had.

The site has one job

Start conversations with people who might buy a home or a lot. Every design decision gets measured against that. Awards are not the job.

We don’t leave at launch

Launch day is the start. New homes go up, sold lots come down, and someone who knows your business watches the site every month.

We’ll talk you out of work

If your current site is fundamentally sound, we’ll say so and quote the smaller job. A five-year client beats one oversized project.

You own everything

Your domain, your hosting, your analytics, your content. No proprietary platform you can’t leave. If you fire us, you keep the site.

Plain language, always

You won’t get a report full of impressions and sessions. You’ll get how many people asked about a home, and where they came from.

No invented numbers

You won’t find a fabricated statistic or a made-up testimonial anywhere on this site. If we quote a result, it came from a real client who approved it.

Where we are

Middle Tennessee, where the dirt is moving.

We’re based in the Nashville area, which means we’re in one of the busiest residential construction markets in the country. Williamson, Rutherford, Wilson, Sumner. Subdivisions going in, land trading, builders competing for the same buyer.

Being here matters. We know the counties, we know the submarkets, and we can stand in your model home instead of scheduling a call about it.

The work travels, though. Knowing how residential construction actually sells matters more than sharing a time zone, and we’re glad to work with builders outside Tennessee.

The team

Who you’ll actually be working with.

Two founders, one from the build side and one from the client side, both already doing this work before Sitework had a name.

Jonathan has spent his career on a version of the same problem home builders face: getting a person to say yes to one of the biggest, most emotional purchases they will ever make.

He founded JBowman Creative, a Nashville agency running web design, Google Ads, and SEO for construction, real estate, and home services clients, home builders and land developers among them. Watching those clients up close, the same pattern kept showing up: a nice looking site at launch, then silence a year later while the featured community sold out and nobody touched the page again.

That pattern is most of why Sitework exists. K2 Development, Maker Construction, R-Squared Design + Build, and the other builders and developers JBowman Creative already serves are the reason this business could start with real proof instead of a guess. He holds an MBA from Samford University, and also founded Music City Dream Cars, so he knows what it takes to sell something people dream about long before they can justify the price.

At Sitework, Jonathan leads design and the client relationships, the side that turns "we've been thinking about a new site" into an actual conversation.

Ryan Johnson

Ryan did not come up through an agency or a dev shop. He started in customer service, taught himself to build automated systems, and kept pointing that skill at businesses other agencies were leaving on the table.

Home builders and developers usually get treated like any other local business: a nice looking site, handed over, then left alone. Nobody is watching it after the invoice clears, and in an industry where the featured community sells out and floor plans disappear every quarter, an unmaintained site goes stale fast.

At Sitework, Ryan builds the systems underneath the Care and Growth plan: the reporting, the lead tracking, the monthly upkeep, so a site built in March still works in March of next year without anyone having to remember to check on it. He runs the same build then stay model at Pilot Pipeline, marketing for flight schools, so this is not his first time building a business around not disappearing after launch.
